Read evidence and context
Explicit resolution reports before identified causes, performed actions and suggestions. Within each level, matching component labels precede direct query mentions and inherited thread context; successful versus unsuccessful discussion counts, owner confirmations and independent discussion support determine order. This is not a probability of success.

I use an agent that charges 30% and can have it rented for about 3 months out of the year.

Suggestion
Unless you will handle all the rental arrangemnts, such as maintenance, cleaning, advertising, etc, you will have to get a management company, and they charge anywhere from 23% to 35%.

Counts describe captured discussions, not unique people or a diagnosis. Author identities are not reliably stored. Exact duplicate evidence is counted once across matching discussions; one discussion counts at most once per action/state. Multiple repairs reported together remain a combination. Suggestions and failed attempts do not establish a fix. Matches cover whole discussions and can include related faults, model variants and incomplete threads.

Sorry for the off topic thread, but the majority of you seem to be from the states so might have the information I am looking for.
We want to buy a third home in Florida which will be our residence for a few months of the year and during the rest of the time will pay for itself by renting it to associates wanting a break.
Would preferably want 4 beds, pool, AirCon and be in a nice secure location with excellent golf facilities. Brand new is preferable over 2nd owner properties.
Anyone got any ideas where to start looking, as I am collating as much information before we come out in April next year to de a deal.
What are the pitfalls etc of doing this as I am sure some of you have gone through a similar process.
Thanks for any assistance.
Ollie
Just bought a house in Hilton Head, for the same reasons you have mentioned. Not Florida, but probably simillar scenario.
Your best bet would be to talk with a realtor in the area. The idea that a rental property will pay for itself may not be true in most instances. For the time that you use the property, there is no income. Unless you will handle all the rental arrangemnts, such as maintenance, cleaning, advertising, etc, you will have to get a management company, and they charge anywhere from 23% to 35%. Unless you drop a large percentage as downpayment, even with the low mortgage rates currently, the income will not cover ALL the expenses. Your return on investment will have to be measured by the equity growth and the personal enjoyment of the property, not by a income/expense monthly rate.
I own 9 rental properties in the Atlanta area and just recently bought a vacation / rental property in Highlands NC. I put 10% down and have a 10 year fixed, interest only LIBOR mortgage at 5.25%. A 6 month adjustable LIBOR is in the 3.5% range.
Payments are around $1760/month plus taxes ($1,200 per year) and insurance. All my other properties are on 15 year conventional mortgages.
The going rate for a three bed in that area is about $4900 to $6000 per month depending on proximity to a golf course. I use an agent that charges 30% and can have it rented for about 3 months out of the year.
My wife is a mortgage broker and if you need additional info, PM me. She can do loans in other states.
